Great landlords! This is the 3rd time I’ve moved in Ottawa and have been very happy with this experience. The building is clean and the customer service as a tenant has been great. They’re very friendly and quick to respond whenever I have service request. Would recommend living in one of their buildings!

Renters beware: this company will get you to send a non-refundable last month’s rent deposit without providing you with a rental contract to review first. It’s standard to take a refundable deposit before application is processed these days but I don’t know who will rent from a company without reviewing a contract at first. I have contacted much more reputable companies since and ALL told me that this is sketchy and potentially a scam.

Their leasing admin also never answered phone calls and would ignore my emails where I asked questions regarding cost of rental equipment. She would only email to ask for that non-refundable deposit.

This is your friendly reminder to avoid places that get you to send money without providing you with a lease to review at first.

Potential renters/buyers beware! The numerous 1 star reviews are true. Rented from them for 2 years and they increased our rent severely to match “market value”. The units are not well maintained. We left after they continuously had numerous cockroach/pests control inspections in the buildings. A chemical spray was even necessary…not safe for pregnant women, kids and pets! Rental costs are very high ($2150/month + utilities). Additional $100/month for cheap gravel parking spots…clearly a scam and money grab.

Edit (based on owner’s response) :
1) Rent prices: they should be competitive IF the units are up to cleanliness standards, central location, and neighbourhood…etc. Campanale apartments do not meet any of the above. Barrhaven is increasingly a dangerous area with car theft, vandalism and overall crime. It’s not what it was 10-15 years ago.
2) RENTERS BEWARE: The cockroach infestation is an issue spanning multiple years. It’s nasty to know it’s a continuous issue and cumbersome to empty every single cabinet for these chemical sprays and pesticides. We had to repeat this 3 times in one summer alone. The bugs are in the walls, moving from unit to unit.
3) An unpainted gravel lot that is unkept, full of weeds and on the far side of the apartments is not worth an extra $100/month and definitely not a competitive rate to normal lots.

Your lengthy reply of excuses to everyone’s reviews really shows how detrimental your actions and costs of living has affected your business. Do better.

Worst landlord to have ever dealt with ignored all emergency calls in winter with no heat or hot water having a senior and toddler in the residence for almost a week and still not resolved renter beware they will not respond to your concerns email or calls filing a dispute with landlord tenant act as they have informed it’s unacceptable and illegal

Cockroach infestation at 351A via Chianti grove.

Was told three days before my move in date that there was a minor cockroach problem. Fast forward to one day before my move in day where they admitted there was a larger cockroach problem. Couldn’t care less about how much money I lost from having to cancel.

Property management did a terrible job on upkeep of unit. Unit had mold, paint on all door knobs and hinges. Left over food from previous clients on floor and a bad cockroach infestation.

Avoid at all costs.

A bad roof! Eight years ago we bought a newly constructed half double from Campanale. We paid just over 1million and it was a lovely home, exactly what we wanted. We still enjoy living here but our enjoyment and our trust in Campanale have been marred by the fact that our roof started leaking in December 2017. We thought it must be an isolated incident due to strong winds but it has leaked a number of times since. We have had buckets in the attic over the winter until the roof could be replaced, but we nevertheless have water damage on ceilings on two levels.
The roof on our neighbours side also needs replacement and both will be done this spring.
My husband visited the Campanale offices in February to tell them about the problem but was basically dismissed.
Our roofers tell us that long lasting shingles were readily available and only marginally more expensive when the house was built. Why did Campanale skimp so much on this?
