This place is a scam! Do not waste your time or money. The home we rented was located on an active construction site and was unfinished itself. We rented the place for 12 adults, expecting queen beds and a pull-out couch for all of our guests. We got two queen beds, two air mattresses and single bunk beds (no mention of these in the listing), and a couch. One person slept on an air mattress in the "basement" which was a small hallway between two unfinished rooms that fit nothing but the air mattress. One couple left early because they didn't have a place to sleep. There were minimal linens/towels (some people didn't have blankets) and dirty linens found in the closet. Amenities were scarce (not enough dishes/kitchen supplies/toilet paper) and the place had not been cleaned before (there were stains in the bathroom sinks/bathtubs, toilets were dirty, there was a dirty dish was left in the sink upon arrival, and an uninstalled dishwasher filled with dirty dishes from the previous guests). Matthew stole the $400 security deposit despite not doing any damage to the property. He refuses to answer his phone or texts now. Avoid this company at all costs!

DO NOT rent from this company. The house was completely unfinished, filthy, and in an active construction site. It's a total scam! Despite being charged extra for having 12 people at the house, there were not enough linens or beds to accommodate us (beds is a generous term- it was mostly air mattresses on the floor). There were no fitted sheets on the beds, just ripped up plastic mattress covers and a top sheet.

The property "manager" is not to be trusted. Took off with our deposit, despite leaving the house in a cleaner state than we found it. He's now ignoring our calls. Absolutely terrible.

Matthew Taylor’s listings on VRBO and Canada Stays are scams. Please don’t have any dealings with this liar and con man.

UPDATE: He also changes the name of his company frequently to avoid people seeing these reviews. He is Wasaga Beach Property Management and Georgian Triangle PM at least.

The name of the listing we rented is “Wasaga Beach luxury vacation retreat” - and nothing could be further from the truth. The VRBO post was a fraudulent misrepresentation of the property, home, beds and amenities.

SECURITY DEPOSIT FRAUD: He has stolen our security deposit - despite 10 of us being present for the walk through with him at checkout where he confirmed all was well and he would return our $400 to us. He also increased this amount unexpectedly from what was initially posted on the property’s VRBO listing.

UNSAFE/DANGEROUS: The house is still being built in an active construction zone, which can’t be legal. The property is unsafe - wires, pieces of metal, construction materials scattered across the unfinished sand/gravel front and back “yards”. There is an unfinished back “deck” that is just slats of wood.

FRAUDULENT MISREPRESENTATION OF PROPERTY AND HOME: The list of beds, bedrooms and amenities is fraudulent. We stated we were 12 adults with 2 dogs and received confirmation of this in our reservation email. Indeed, we paid $800 in additional fees for “extra people”, all of whom needed to sleep on bunk beds, air mattresses or had no bed at all. All beds were stated as being queen beds or pullout sofa in confirmation email. In reality, two beds were air mattresses on the floor crammed into a weird basement hallway or other spot. Two “beds” were actually one rickety children’s bunk bed. The couch did not pull out. Two of our guests literally couldn’t stay there - not enough beds - and had to drive back to Toronto. In addition to the many lies about beds and bedrooms, and despite being listed as provided in the list of amenities, there was no: WiFi, dishwasher (not hooked up = unusable), microwave, linens, dishes/cutlery, fireplace, toilet paper. The posting says “home comes with everything you need during your stay” and this was a clear lie. We had to buy paper plates, plastic cutlery, towels, cups, etc. and no one had blankets.

LACK OF CLEANLINESS: The fee structure included a $100 cleaning fee. The house had not been cleaned prior to our arrival; Matthew does care or check the house or ensure it’s cleanliness. There were dirty dishes, dirty clothes, filthy floors, unemptied garbages, dirty counter tops, flies everywhere.

Based on our experience this past weekend, Matthew will lie to you and steal from you. Stay away from him and all his properties to avoid becoming a victim.

Talk about bad faith business. We booked a "cottage" with Matthew Taylor from Wasaga beach.
Upon arrival we found the house to be under construction. After waiting on Matthew for over an hour we were let in. Inside the place was bare bones and filthy, with dirty dishes, unemptied garbage bins, insects and soiled clothing. Outside it was just rubble. Rubble to get to the front stoop. A backyard of rubble with a hazardous unfinished skeleton of a balcony. Basically a danger pit.

In terms of the basics, there were barely any linens, not enough dishware and most importantly there wasn't enough beds. On top of that, most of the beds were air mattresses and a bunk bed that was poorly constructed and meant for children. This was not as advertised. Two people had to find accommodations elsewhere, one person slept on an uncomfortable couch that turned out not to be a pullout. Honestly, the whole set up was nothing near as promised.

We were a large group and were charged extra despite the fact the two people literally could not stay there because of lack of beds. We made the best of this garbage pile and tidied the place to the point it was better than we found it. On the last day, Matthew Taylor arrived and did the walk through with no issues. He assured us that we would be getting our deposit back plus he would refund the additional charge per person for the number of heads that could not be accommodated. Claiming that he needed to go somewhere with cell service to complete the transaction and then changed his story to say he hadn't brought his banking information and had to go home, he left. And that was the last we heard from him. We have been calling and texting and got nothing but radio silence. Matthew Taylor from Wasaga beach is a scammer and completely unprofessional.

It was a different house than the one advertised. House was infested with insects because there were dirty dishes, garbage and soiled clothing scattered around the house. Property turned out to be unfinished and still under construction - one of our guests was injured on the property (front and back of the house are littered with broken bricks, stones, garbage).

Matthew demanded extra security deposit by cash upon arrival and failed to provide a receipt as he doesn't want a paper trail. Security deposit was never returned despite us doing no damage to his dirty, dangerous property.

Neighbours stopped us repeatedly on the street saying they all "hated that house" and were "ready to throw a baseball bat through the window". Felt unwanted and fearful to be staying there but we had no other place to go. Be careful!

Absolutely awful. Had issues from start to finish. Matthew (owner) had zero communication with our group until the day we were supposed to arrive and once we did arrive it was not the house we were shown pictures of in the ad. It was only 3 bedrooms instead of 4, no mircowave, no wifi, beds, barbeque... etc. When we arrived there were only 2 beds and a bunk bed while he knew 12 people were staying in the house. He later brought 4 air matresses with no pump. He also said wifi would be brought to the house as well as another real bed which never happened. For the amount of money paid and everyone sleeping on an air matress this was absolutely ridiculous do not waste your money!!! Would never go back.

First time I’ve been legitimately scammed. House was dirty, without appropriate linens/towels/dishes, in an unfinished development that was an active work site (has to be illegal?), not as many beds as promised (plus half were bunk beds or air mattresses despite no mention of that in the posting), stole our security deposit despite doing a walk through with us and promising to refund us, now not answering texts or calls. We are lodging formal complaints and may need to resort to legal action as well. DO NOT TRUST THESE PEOPLE.

This place is a total scam. Here are some shots from our expensive rental - the properties are on an unfinished lot and have air mattresses instead of real beds. Owner Matthew Taylor is a con man who will rob you of your security deposit and then leave you in the dust. He lists the same houses on multiple property sites with different rules about pets & smoking in order to entrap guests. AVOID AT ALL COSTS
