We have lived at 55 Maitland St Greenrock Apartments for many years. This is a summer view of our courtyard. The onsite management staff are very professional and respond to any request we have had in a quick and responsive manner. I feel happy to call this place home.

We have (mostly happily!) lived at The Village Green for 3.5 years. The service has been quick and friendly, repairs have been made in a timely fashion and the dog park has been a place of lots of joy for our two dogs. Draga in the office is incredibly helpful, and has helped a lot with issues we faced over the years. While it took over a year, our downstairs neighbours who engaged in regular, extremely loud, domestic disputes were ultimately warned and removed.

Until very recently, we have been very happy in this mostly well-maintained and well-managed complex. It is, however, time for us to leave. Something that those with noise-sensitivity will probably appreciate (but those with children likely will not!) is that the building does respond very rapidly to complaints of toddlers playing/walking in their apartments. Despite trying hard to keep our son's noise to an acceptable level, our new downstairs neighbours have found our efforts insufficient, and we just can't reasonably further restrict our infant son in our home. It sucks that we're feeling forced out of our home (and that we are stuck paying for a full extra month we won't be living there because we missed the deadline by 8 days in our rush to give our son some freedom to move). Hopefully with time the happy memories at Village Green will override the less pleasant experience of leaving.

Spacious apartment with big balcony and wonderful view. The 3 buildings together formed a nice yard. What really makes me feel positive about this place is the staff. Alexander has been extremely friendly and helpful during my room inspection progress. Although the room is in an old style but the location makes it competitive. There will always be different issues that we can't predict before move in, the most important thing is the staff and building management team care so that the issues could be resolved timely.

I had the best experience finding an apartment with Andrew. He is super professional and so hard working. Andrew helped me with all the paper work, booking my elevator, answering all my questions. He was amazing and made renting an apartment so much easier! I absolutely love living here. It's so clean and my apartment is full of sunlight. The building is spotless and I love the dog run. The courtyard is so pretty with all the Christmas lights. Plus, the tenants are friendly and the superintendant is very helpful. Such a great experience.

After reading the many negative reviews on here we wanted to give a fair review of our experience at Village Green.
We moved in to this building mostly for its location but also because the unit sizes are larger than that of the new luxury apartments and the reviews, that were legible were encouraging.
First, the security aspect of this building came in helpful. We encountered a few instances where they needed to be called after someone wandered in from the street. It’s downtown Toronto people, that’s what you get.
The maintenance staff and office staff were always on top of any issues and responded quickly, always going out of their way to do any repairs or address any issues around my partners shift work schedule.
Both the office staff person and building manager behaved in a kind, courteous and respectful manner with us each and every time. That’s not something you typically get from most rental companies in the city.
The other and most important part was the noticeable absence of bugs. Almost every aged building in the downtown core has bed bug or roach reviews for pages on Google reviews.
We lived in two different apartments on two completely different floors and never had any issues with either. In fact, I don’t recall ever seeing a bug the whole time. I also kept my apartment sparkling clean, you can’t complain about bugs if you don’t care for your surroundings.
This community is old, I believe it was built in the 60’s and yes, there are things that need work but something people need to remember is, with significant upgrades come rent increases. It’s called business.

All in all we were very impressed with the overall service and can honestly say, most of these reviews seem drastically exaggerated and perhaps from disgruntled ex-tenants. The grounds are beautiful, you have tons of space compared to new buildings and the staff actually care.

The building is fairly in good condition at a prime location. It is safe and very close to almost every grocery chain. The transit is 10/10 for this location. The rentals are too high. You may find a condo with more facilities for same ask.

My only concerns are that the property management is mostly not reachable during holidays and post 5 PM. They may not help you much with general operations if you are a new immigrant. For example, I had a weird experience wherein I am shifting from one unit to another.

So, if you are shifting between the suites, an unrealistic ask of paying one months rent for just getting a day extra while you have to shift from one of their suits to another within the premises.

Which means your contract valid until 31st day at current suite and you have another contract starting 1st of next month, you may have no time to shift since the keys aren't made available. So this can make you homeless for a night or you may choose to extend the current contract for a month to just relocate and move your belongings.
Finally, I requested, pleaded and raised my concerns wherein I did feel so much pressure and stress. They agreed to give a day extra at current unit for moving my belongings, because the unit I am moving to also has a tenant staying until 31st. So, how amazing is that? Did they help me or not is still a question.
How does it work is totally unknown so far.

I lived here for a long time (over 5 years).

Pros: Building is clean, pet-friendly, units are spacious and well sound-proofed, there's working A/C and management has been very responsive to maintenance issues in my unit. There's a grassy shared yard, a separate dog park and underground parking with a car wash and shop vac (very handy).

Cons: Cost is the biggest. The landlord applied a retroactive rent increase DURING a pandemic and they seem to apply for above guideline increases every year, despite my unit being in the same 1970s state it was when I moved in. The rental increases also apply to parking, which has become extremely expensive given the amount of empty spots downstairs. They also lease parking spots to the hotel down the street and construction workers which I'm not a huge fan of for security reasons. New units in the building are very highly priced, and it seems odd to me that replacing a 50 year old kitchen is not considered part of regular maintenance.

Other cons outside of cost are the 8 hour noise of leaf-blowers every single Wednesday during warmer months, the construction noise that begins often at 7:30 AM from condos being built on the same block, (and soon many more will be going up nearby). On weekends late at night you'll hear drunken screaming from nearby bars if you face the courtyard. There are an increasing number of sketchy people in the immediate neighbourhood and building security isn't always around to deal with them.

Overall, I loved my time here because it used to be a good value and easy commute when I was a student, but sadly that is no longer the case.

The first 10 days have passed since I moved to 50 Alexander street. Now that the main chores of moving are over, I can say with all confidence that I really like my new home. General feeling of comfort and safety. All those representatives of management with whom I have been able to communicate so far (first of all, Andrew, Roman and Draga) are very nice, friendly, and responsive people.
The location of the building is very favorable (the heart of downtown Toronto). Everything is clean and well maintained. The layout of my studio is such that with proper zoning, you can get a very cozy and comfortable place to stay. Especially pleased with the good sound insulation in the apartment. I hope that this will continue to be the case. Thank you so much!
