We have had a terrible experience with the Property Collective managing our house in the Beaches. As we are non-residents, our contract with them indicated that they would withhold the required tax from us and submit it to the CRA. Well, they withheld it from us but the CRA has not received it. This could be a clerical error but unfortunately the company will not respond to any calls or emails, or rectify the error, so we are wondering if they have intentionally kept these funds. When we uncovered this error and brought it to their attention, they terminated our contract without the agreed notice period. In addition, they didn't do agreed inspections in a timely manner which means that items left between tenants were not cleared out and when we sold the house recently, we had to pay someone to come in and haul stuff away.

We had a tenant who was consistently late on paying rent and eventually just didn't pay. It was so aggravating and we felt so hopeless until we found Shane! He was confident and knowledgeable about the whole process and he eventually helped us evict the tenant. We could not have done it without him. There were some damages as well in the unit and he coordinated to bring in excellent handymen to fix the unit to top-notch condition at a reasonable price.

At first we had some challenges getting a hold of Shane but we eventually figured out he was just so busy. Sometimes it would take a couple of days to get a hold of him, simply because he is managing multiple properties. However, he never misses an important deadline and always made time for LTB court hearings. Trust him, he knows what he is doing. Also, for landlords out there, it can be a lengthy process to evict a tenant. It took us 7 months and 2 court hearings! However, we were able to recuperate all of the rent and evict the Tenant thanks to Shane's help.

My husband and I recently moved out of a rental unit managed by this group. The employees we interacted with lacked basic professionalism, were confrontational over email and unresponsive when we clarified their questions. They emailed us about leaving a pizza box in our fridge! We understand that it’s a challenging time for all of us and suspect the internal culture of the company is causing them to behave this way. We strongly advise the company assess their employees engagement, and strongly advise that landlords not use this company until this behaviour is sorted. We may not have been the owners of the unit, but it was our home for 10 years and ending our relationship on this note is heartbreaking.
