I hired Sherry to take over the management of my duplex after dealing with a six-month non-paying tenant and the process of eviction. I was also out of work and needed a reliable, reputable tenant moving forward. To start, I gave a $500 deposit to cover any necessary repairs. The unit did have three large holes in the drywall, which I knew would need attention.

However, when I received my first month’s statement, I was shocked to see a bill for $2,000 in supplies, including paint—$1,500 more than the original $500 I had provided. I immediately contacted Sherry, and after a phone call, she assured me to trust her, as she had been in this business for a long time. I agreed to give it another month, hoping to receive rental income soon.

The repairs included a list of items like a kick plate, some caulking, and replacing smoke detectors (which I had just installed myself—I'm not sure what happened to the ones I put in, but I suspect they were discarded). The following month, I inquired about receiving any rent, and Sherry was unsure but advised me to ensure my account was updated. Unfortunately, no payment came, and when I received the next month’s statement, I saw a shocking $7,000 in expenses—equivalent to about four months of mortgage payments.

At this point, I felt completely overwhelmed. I tried to discuss this with Sherry, and she agreed to discount my bill by $750, but ultimately decided to end our business relationship, effectively firing me as a client. I am honestly perplexed about how things escalated to this point. I’ve always tried to be easy to work with, but this experience has left me feeling jaded and taken advantage of.

Additionally, I learned that Sherry disposed of my one-year-old window air conditioner, some baseboard trim I had in the unit, and charged me for two loads of junk removal. Keep in mind, the unit was empty when I left it.

I trusted Sherry to act with integrity, especially since I live out of town, but in the end, I feel like I’ve been left in a worse position than when I started. I wouldn't recommend her services to others based on my experience.
