The building has received many recent good reviews and this looks suspicious. The building is overall ok but you need to be aware that they are doing a lot of renovation and almost every year, they are trying to increase the rent of 5.5%.

Thank you for below feedback, but every year, we have to go to Tenant board to negotiate hard on the crazy new rent increase. The management company hires very good and professional lawyer team and the tenants feel very vulnerable. I do not think talking to the community manager will solve this problem. It is important to let the future renters know this before they decide to move in this building or not.

I’ve recently noticed some fantastic improvements in the building, especially in the gym, yoga studio, and party room. The renovations are impressive, with clear attention to detail and investment. I particularly appreciate the addition of a complete dumbbell set and the large mirror in the yoga room, which were much needed.

While the temperature in the yoga room is still a bit high and could benefit from better ventilation, I’m confident this will be addressed soon. We, the residents, are still following up on some other positive changes, and we are certain that the building management will continue to support these efforts.

Overall, I’m very happy with the enhancements and grateful for the excellent management. I highly recommend this building and look forward to seeing more improvements in the future. Thank you!

Living in this building has been an absolute nightmare. From the day we moved in, we've been dealing with an infestation of cockroaches and ants. On top of that, the constant construction projects have made it unbearable to live here. The noise is relentless, and it seems like it’s been going on for months with no end in sight. The disruptions have been constant, making it impossible to live in peace.

I would not recommend this building to anyone looking for a comfortable and clean living environment.

Living at Galleria Apartments is no longer worth the high rent in the North York area. While the main areas are kept clean and look luxurious, the management has been poor for years and continues to decline. Recently, QuadReal has been cutting costs, such as reducing parking lot lighting, without making any improvements to resident convenience.

The building renovations are neither professional nor practical. For example, the white stone floors are hard to maintain and often look dirty. Air conditioning and fresh air circulation were not considered during the renovations of amenities like the gym and yoga room and so many ...

The pool is the biggest issue. It’s rented out to an outside swimming class, turning it into a public area, and the water is often too cold to use. The pool is also frequently closed for maintenance.

Finally, the building cleaning is subpar, with garbage in the parking lot left for days after the weekend. Overall, it’s not a great living experience for the price. The pictures on the website may look nice, but they are far from the actual living experience.

Living in this building has been increasingly disappointing, especially after the costly renovations that disrupted everything.
The media room no longer serves its purpose. The furniture has been removed, and a ping-pong table was added, turning it into more of a gym. On top of that, you can only book it for an hour, which isn’t even enough time to watch a full movie.

The pool is practically unusable. It’s almost always closed. The only time it’s open with warm water is during the classes they rent out to outsiders for extra revenue. It doesn’t feel like a facility for residents anymore.

This winter, the cold inside the units was unbearable, and even the hot water wasn’t consistently warm. Who knows, maybe this is another cost-cutting measure to maximize profits, despite the sky-high rent prices in this building…

Was looking to rent a unit here and most of the staff encountered is quite friendly. Unfortunately, my experience with the leasing officer, Stephanie, was quite poor. She felt disorganized and unsure and unfamiliar with prices or units even though, by her own admission, she had worked there for 2 years. Not a great experience. Secondly, the units here seem pricier than neighborhood comparables when factoring square footage, finishes, layouts, additional parking cost and utilities. My recommendation is to look elsewhere to get a better deal, especially with falling Condo prices, and a better rental search experience.
