I’m highly disappointed with the service provided by this property management company. Response times were incredibly slow, and the contractors sent did not listen to my needs, leaving me in a frustrating situation. After an attempted break-in, I had to wait over a week with a taped doorknob. Even then, they installed the wrong doorknob, locking me out and costing me an extra $180 for a locksmith. This could have been easily avoided if the property manager, Mr. Roussell, had simply listened to my concerns and bothered to reply to my calls or emails. A simple request to replace a doorknob turned into a 10-day ordeal and it this is still not resolved!

Our complex is COVERED in trash and broken glass. Its absolutely disgusting. This is not an exaggeration-every square inch of the grass is littered with garbage. There is trash everywhere in the parking spots. The garbage and recycling zone is disgusting. None of the trash is in the containers, just dumped outside. If you can charge occupants a monthly property fee, you can use the money to enforce regulations and actually come clean up the mess. I contacted the company and was told that it would be picked up when the snow melted (2 weeks ago) and again last week. I was told that the cleaners should be up in the next couple of days. Low and behold, no one has showed up. The only answer I have received is "I know it is filthy". DO YOUR JOB.

Shabri contacts us regularly for exterior cleaning services at the buildings they manage in Niagara. My primary correspondent, Carolin, answers all emails promptly, professionally, and kindly.

I admit, I am surprised to see that so many of you have been dissatisfied with Shabri. In the previous 4 years of working with Shabri, they have always responded to emails/calls in a prompt, courteous, and professional manor. I have absolutely nothing bad to say about the company, and I have personally corresponded with them on over 100 jobs.

Hopefully all of the troubles Shabri has given Niagara residents over the years have been learning experiences for Shabri. But I must say - there are definitely competent and pleasant people working here.

Wow! Do they have awful customer service, I have never been treated so poorly & made to feel like was less than. Patrice Gretzinger was so rude over the phone & I hope she’s takes some time to remember how other people feel. Maybe she is good at her job but she never be handling clients cases as she can’t speak to people with care.

They have zero interest in getting to a solution & would rather bully you than help you.

Update- spoke with Michele after leaving this review; she was very understanding & was a delight to speak with about my experience. Glad to see them trying to fix a on going problem it seems according google reviews.

In my experiences, several times the management team would not return my phone calls and not reply to my emails. There were times that appointments scheduled to come to my residence and not showed up on time or at all. Never did I receive a courtesy call to be notified that they were unable to make the scheduled appointment.

There is a serious mould growth and colonization on the ceiling due to a leak.

There is an ongoing issue with the entrance door lock which is jeopardizing my safety which then compromises my psychological well being.

There is an ongoing issue with the crisper shelf in the fridge.

Management states that they want to work with the tennant, however their actions don't prove what they say.

In summary it appears to me that they don't concern on a routine basis.

Shabri Properties Ltd. has not paid our lawn maintenance company and the condo owners are now left with unkept property & grass/weeds over 2 feet tall. Numerous emails & voice messages have been left with the President of the company regarding lack of lawn care & property safety concerns. All have been ignored.

James North has been our property manager for a few years now and honestly he's been a godsend to our condominium community. He is without doubt the best decision that our board has made in years.

His professional and 'let's get this done' approach have benefited everyone in our community - even the cranky pants 😉

James listens to whomever is willing to share their concerns and then takes appropriate actions that keep the welfare of the entire community in mind. I sleep better at night knowing that James is 'on the job'.

Our prior property manager - definitely not so much. Hence why I'm knocking off 1 and giving Shabri a 4 overall.

Very rude and extremely unprofessional. Spoke with a Megan and she was questioning who I spoke to when I originally called to change my banking info. They were unable to do so a week before payment was due to come out then have the nerve to hit me with a NSF fee that they refuse to wave.
