I have had the misfortune of living in a Sanderson management building managed by Anne Beauchesne for a few years. As can be seen by the numerous poor reviews they are both aggressive, harassing and unprofessional.

Two things observation

Cassandra Beacock owner.

When having issues with Beauchesne have reached out to Beacock and never response so well aware of issues.
In September 2024 Google rating was under 2 with a posting of about 1 a month. Suddenly end of September 35 positive ratings of 5 star are posted with in an hour.

Then once again at start of October another 35 posted with 5 star. This raise rating to 3.5. Thing is none of the reviews really said anything and some no words, or from someone that actually lived in a Sanderson building.

Can not clear say Beacock wax involved in posting them some how but clearly questionable. Also sense then only negative reviews have been posted.

Most of the reviews at that time are about a party. One only said "great event" which rated 5 stars! Maybe pri e for entry was a 5 star review, who knows. What was it a teenage keg party with drinks. How does that have anything to do with them as a company. Not one review from a resident of a building.

Also Beacock response to anyone is clearly aggressive and unethical. Always writing alot about nothing except blaming the poster. Never trying to address posters concerns.

This is clearly evident by her response to Neisbe Gundogen, they simple post about manager not responding to inquiry regarding parking and Beacock goes on about totally different issue never responding to no response. Then has the nerve to imply harassing Staff and they could take action. Beacock should look in the mirror and really see what harassing people is.

Anne Beauchesne

Manager of our building, has a well documented history of not responding and when she does again very unwilling to address concerns only blame the resident.she is harassing and abusive.

She is also breaks condo rules and regulations at her pleasure. Some of which are clearly illegal and against any policies.
She has also submitted inflated bills for work done or not needed to the Condo Board for payment which is clearly wrong.

As a landscaper working with Sanderson Property Management, I can confidently say they are one of the best teams I’ve collaborated with. Bob, one of the managers, has been exceptional to work with. He is organized, professional, and always makes sure we have clear communication, which makes our job much easier. Bob’s attention to detail and commitment to maintaining the property at a high standard is evident in how well things are run. It’s great to work with someone who values the appearance and upkeep of the property as much as we do. Highly recommend this team!

Don’t worry tho

I got your message that

The company who does nothing needs time off

Every time I email our building manager I always get an imported reply saying she’s out of office and doesn’t return for another week.

It’s hard to rely on her for communication, and I find her to have very to little professionalism.

It’s interesting each property manager has no one above them so they can say and act however they like, and they do.

People pay condo fees
Maybe realize that and lose the attitude

The accounts receivable department went above and beyond what was required of them today when my property manager was away on vacation. I had left a voice mail with Vicki not knowing if she could help but she returned my call within the hour. My request for documents from Sanderson needed by my bank in short order was completed quickly and efficiently. I am very appreciative of her assistance in completing this matter.

There needs to be additional parking space at 107 Westra Drive in Guelph.There does not need to be that many visitor parking spaces that are not used by visitors. Do not live here if you don’t want to get ticketed every single day and if your property is managed by Sanderson, you might want to re think renting there. Ridiculous. 400$ condo fees and you can’t even park in an empty parking lot.

We’ve been asking about additional parking space for weeks but the property manager is never replying to emails or picking up the call. We went to the office directly and were told we had to use emails or phone calls? This management office is never doing anything.

I had to communicate, and I struggled immensely. The person was so rude from the beginning of the conversation. I couldn’t move the conversation forward because they made no effort to help. Instead of trying to understand the issue, they kept trying to dominate the conversation in a very rude manner, as if we were in an argument.

Sanderson is one of the top management companies in the area, and they are always a pleasure to work with. Their managers are very competent and knowledgeable, and they care about their clients and making sure everything is in compliance and operating smoothly. I highly recommend Sanderson as a management company.
