I am a former tenant of Sage Kingston. I ended my lease in August 2024 and have not received the refund for my key deposit from the landlord until today. I contacted the apartment management, and they told me to communicate directly with the landlord. However, I have sent more than three emails to the landlord and have received no response. I plan to file a complaint with the Landlord and Tenant Board to get my deposit back.

Additionally, there have been discriminatory practices by the apartment staff. They never managed our parcels properly, and packages were frequently stolen. Interestingly, they only put up signs in Chinese asking people not to steal, even though it was Chinese residents’ packages that were being stolen.

The apartment elevators were also frequently out of service. Sometimes, I had to wait up to 10 minutes for an elevator because they failed to repair them promptly.

It used to be bad at the beginning, when the building was new and management were just taking over. Now the building amazing, facilities are highly student friendly and the management is highly responsive. The unit is fully furnished, underground parking is very useful, EV chargers on site are very helpful as well. Terrace facility is a cool feature to have. Location!! Location!! Location!! Students will love this place!

The building is clean and very quiet. Extremely well located in the centre of the city. Great amenities. We love renting there.

First time renting with Sage Kingston despite the bad reviews at their Waterloo locations, VERY disappointed. The unit is NOT completed, NOT professionally cleaned, and NOT move-in ready. Photos are uploaded for reference. Nails and blades were found, the whole unit is also very dusty from construction works. A screenshot of an email sent from management is also uploaded. Nothing was mentioned about cleaning.

Sage is the most, most, most disappointing apartment I've ever rented.

First of all, their management is non-existent. Normally there should be staff at the front desk in lobby, but Sage doesn't have this. Packages are just thrown near the elevator and are randomly stolen, and homeless people can walk in freely.
Almost every new tenant will find various damages here and there. If you don't report them in time, they blame it on you. Yes, even if you report it, you have to wait a long time and keep urging them before they come to fix it.

You never know when the fire alarm will go off, and it's very loud. It could happen while you're sleeping, during an interview, or while taking an exam.

Their 2b1b and 2b2b are not like other condos. They claim they are normal bedrooms, but in reality, one is a den with no sunlight and no privacy, and there's a big hole in the wall; you can even hear your roommate breathing.
Sage only replies to emails quickly when you're in the process of renting from them; at other times, it's hit or miss.

Their floor plan is super unclear. If you don't ask, the person renting the apartment to you won't tell you either. This year, I ended up with a really bizarre 1b1b. The window faces the interior of the apartment building, so there's no sunlight, and you have to keep the lights on even during the day. The room also isn't well-ventilated and feels suffocating; I haven't had a good night's sleep since I moved in. The room is also extremely small; it's essentially a den turned into a 1b1b. The hallway faces the window, so you have to keep the curtains closed, or people in the hallway can see everything.

In the end, even though Sage had available rooms and knew that such a living environment would worsen my depression, they refused to let me change rooms. Other tenants also said that when they asked for room photos, Sage didn't provide them, citing that the room was already occupied. The room has not been cleaned at all, and it still has the previous tenant's belongings, trash, and bugs. The furniture is also damaged.

AVOID THIS PLACE, WORST PLACE TO LIVE
It deserved not even -5. Rented a 2 bedroom unit, (that actually is 1 bedroom plus 1 den, no privacy and window in one room), charged huge amount of money, the move in condition was horrible, hole on the wall, broken furniture, so dirty and dusty, filed a maintenance request, after 20 days, still no one show up to fix. Never ending headache.
Watch out if you putting in an application, they will ask you for all bank info., once the lease agreement approve, no matter you accept it or not, they will charge one month rent and key deposit from you right the way, the payment is non-refundable.
Pay attention to the details of the lease.
The lease not end on Aug. 31, is Aug. 27, they claim that they need 4 days to transition to new tenant, but you are paying for the whole month.
We moved in on September, but on the lease agreement, you need to make a decision in December, you are going to renew the lease or not. So ridiculous.

I would like to give zero star If i could. ridiculous management, should never reside in this building they promise you something which they cannot provide. they charge huge amount of money for providing pathetic service. writes false things in the lease and then says it was a mistake. they have a very common response for every problem " we are out of supplies" ( they can say this for 4 months long ) and we have to live with the undone vanity box, doors were not in good condition, every now and then new problem arises. They charged 900 dollars for repairing wardrobe mirror and 350 dollars to unclog toilet. I finished my lease in August month and i was supposed to get my 400 dollars key deposit which I have not received yet even after 2 months. The best part is sage management share the contact details of unit owner and asked us to figure out on our own to get money back saying that they are not responsible for that n apparently we paid management that deposit when we signed lease and the owner is so nice and has a very busy schedule so that he is not able to reply to mail not even once he has replied.
Hopeless management!!!
