Rent-in-Ottawa is definitely one of the best property management companies to work with. I have two apartments rented in 2021 helped by them.
I want to appreciate the owner Joe and their staffs Meghan, Jennifer, Iliana, Jessica, ……
First of all, I know that It was not easy because there are more and more rental properties appeared in the market in downtown Ottawa in the last few years, and on the other hand, due to COVID-19 more people worked from home and less people need to rent the property.
Secondly, they are very professional. They helped me a lot from the time even before we moved out of the property and didn’t start any renovation in it.
They first came to my home in 2019 and gave me some suggestions for how to prepare the rental property, especially the installation of a fire door between the two apartments requested by the code, and how to set up a common passage to a shared laundry in the basement.
The owner Joe, working in the market for 30 years, is very professional, experienced, patient, and easy to work with. He gave me a pricing suggestion but patiently listed the property with a higher price requested by me.
The property wasn’t rented for more than six months until the price was reduced to an amount close to what Joe suggested at the very beginning. They could have spent less time and effort in the matter if the price was listed as what Joe suggested. However, they never complained nor charged anything more than the amount mentioned in the agreement.
They are very serious about the tenant screening. In eight months, the two apartments were finally rented out to very good tenants. It was not easy because I heard quite a few cases that the tenant couldn’t keep paying the rent due to the Pandemic, and for that reason the owner couldn’t evict them so they have to accept the lost.
Recently there were a couple of repair issues in the property. Joe and others helped to have the problems fixed in time using their common service provider, and charged reasonably.
Until now, I am very satisfied with them and looking forward to continuously working with them in the future.
I would strongly recommend this company to anyone who wants to entrust a property management company to rent out their property.

EDIT - If you want to see how professional the company is, read the replies to the reviews. If they invested as much time in honouring contracts and property management as they did taking shots at model tenants they might not have so many unsatisfactory reviews. Beware before dealing with cowboys, the difference between a good one (like the original PM company that ran the place and set the terms of my lease) and the amateurs at RIA is huge - do yourself a favour and do your due diligence. I suspect the garage they recommend I utilize will probably be an upgrade from the no Internet, roofless & full of of trash building they were operating

Had a very poor experience with Rent In Ottawa. I had a great working office space, and then RIO took over the property management and everything fell apart (literally in the end).

When they took over the building they literally didn’t carry over any of the services needed. The Internet was out for weeks making it unusable (I ended up working in their shared office for a while as I literally had no space to earn a living) as they forgot to start with a provider when they took over. Then the trash started to pile up because they didn’t carry on the cleaning of the property.

Roof blew off the building during the derecho (and is in the same state months later) and building was left in an unsafe condition, and despite several emails over several weeks they went completely missing, ignoring any questions for updates, alternative solutions etc.)

I requested termination of lease due to not having any service that I was paying for, as well as my last months deposit, but like usual never received a reply.

Would not recommend.

They are super amazing property management we were having really bad issues with a neighbour downstairs in a 3 story apartment who was really out of control on bad drugs and a lot of issues with him and the police coming almost everyday that was going on for over 2 years when the old property manager couldn’t deal with it any longer cause of the stress and signed over to rent in Ottawa and they took care of the situation right away if it wasn’t for them we would still be dealing with this issue I 10/10 recommend them super fast and reliable great with all the tenants 5 ⭐️

I had been looking at rentals with a deadline and it felt like I would never find anything I liked!
I did finally see a lovely apartment with a view of the Ottawa River that gave me hope. David from Rent in Ottawa was on time, gave me the tour of the unit and the building and gave me information on how to apply, for this apartment.
I was actually feeling pretty positive, so I filled out the form and gathered the information required. The next day I was at Costco still had my papers in the car and realized the Rent in Ottawa office was just a few blocks away. I decided to drop off my documents rather than mail them and was so pleased to be introduced to the operations manager, Jennifer Minnes. She didn’t just take my papers, she reviewed them and started the process. I haven’t had this kind of old fashioned service for such a long time. She was so professional, kind and understanding, I came away from the experience feeling really blessed that I had met both Jennifer and David, because they made my life a little easier, when I really needed it.

Quick and professional work by Joe and his team. Was skeptical about the lease I was signing, went through a lawyer, paid the extra $$$, yet was informed nothing in particular I should be worried about. Double-checked any concerns I had and Joe was able to answer them in great detail.

Joe follows up by checking on us from time to time to make sure we're still happy with the property. Whenever we need something and ask for help, Joe is the first one to respond and lend us his expertise.
