Red Sands first should NOT be posting peoples personal issues with them online. Especially their side, for privacy.
If you have issues with other tenants they just dont care, and will let it keep going on.
In our building the RCMP were there numerous times for noise, threats, parties etc. landlord knew but didnt care. This went on for a year!! Also noise in the halls and outside too, the Management Company just wants their money.
The owner didnt trust them either!! HA! HA! As he kept asking me if work he had requested if it was completed or not!!
That's real trust from an actual owner that pays Red Sands!!
It all for the $ and not really to help the owner at all.
The owner is loosing money by using this Company.
Red Sands said they had to take the key that day before my tenancy was up, they said oh for so much we will clean. I said I would rather have someone for the same price. No, they had to take the keys without giving me opportunity to clean my apartment prior to returning the keys. NOTE: A tenant is to be given 2 walk throughs in order to finalize anything that is not satisfactory to the landlord. I was not given that either. Than a BIG FAT BILL, from Red Sands Professionally Cleaning Service!! My apartment did not have to be professionally cleaned only by an individual or someone I hired. And you cant charge for damage that you dont know if it was there or not when they originally moved in. NEVER rent or USE Red Sands Property Management. I am filiing a complaint with the BBB etc. about this Company.

Had our place cleaned for the first time this morning. Both my wife and I are very pleased with the work that was performed by Melissa and her daughter. Would highly recommend Red Sands Properties to anyone.

Terrible experience through airbnb with Alex as a host. Attempting to work through a refund when he cancelled the reservation halfway through with 5 young children forcing us to leave the site. We accidentally put 4 people instead of the 8 and as soon as he noted this I apologized and corrected the booking, he used this as a reason to cancel the vacation when we asked for a refund when the air conditioning and bbq were broken. Untrustworthy. Disgusting actions. I sincerely hope Red Sands reviews his employment. As a physician that was exploring the area for employment in an underserved province this behavior made me cancel my plans. I would caution anyone that is looking at properties with Alex as a host.

We received a large refund from airbnb and were told the host would likely face suspension as a result of his actions especially given prior infractions.

Update:
After months of discussing the case with Airbnb and visa we were found to be in the right and the host had inappropriately cancelled the reservation. We received a full refund from the host/airbnb. Because the host (red sands) had lied in a message that we had a screen shot of claiming it was Airbnb who had cancelled the reservation we were able to prove the hosts wrongdoing and luckily had our money returned. For those who have had a similar experience please make sure to keep your messages especially since Alex very clearly lies and is dishonest in his practice. Our next step is to ask airbnb to remove him as a host. This is a terrible company and I wish nothing but good luck to those who have to deal with them.

Accused me of smoking and leaving the apartment dirty. My mother and girlfriend clean as we were moving out. I have never smoked and have never been a smoker. I even complained about the smoking in the building. They blamed me for water damage that was from the apartment upstairs. That the stove that I never used since I used a toaster over was not clean. Do not rent from them.

This review is in regards to Alex, the property manager for one of Red Sands’ properties in Murray River, PEI. My group stayed in this Airbnb property, and Alex exaggerated claims of damage. The people from my group that booked, messaged Alex when there was a wine spill accident that affected the ceiling and offered to pay. After we left and had left them a nice review thinking they had been reasonable, Alex left us a horrible review exaggerating this damage, and claiming other damages without first reaching out or sending proof of these other supposed damages. He even mentioned some scratches on the oven (we didn’t even bake) and marks on the walls in one room. If there were marks on the wall, I can assure you that they were from the swarms of mosquitos that came into the unit any time the sliding door (which had no screen) was opened for a second. We spent so much time killing mosquitos so they wouldn’t bite the baby, and cleaning the walls from mosquito splats (which i’m certain not everyone would have taken the time to do). So for them to point out marks on the walls in one room; I’m willing to bet the next guest stay will result in way worse mosquito marks. We actually tried to care for the property well, even placing cardboard on the light-coloured living room rug (which was right against the entrance with nowhere else to step when coming inside) so that we wouldn’t step on it with our wet muddy shoes from the rain. Had we not been so careful, that rug would have been stained, and again, i’m sure others won’t go to these lengths to respect the property. I am therefore offended that Alex would try to portray us as if we trashed the place. That is simply untrue. Also, based on seeing more than just our cars through the camera, he also claimed we had an event (which they made sound like a party in their review) just because we let some family staying nearby come over to sit outside for a couple of hours. We didn’t even let them come stay inside the unit because the baby was sleeping. Nobody slept over either as they all had their airbnbs and their own kids to get home with/to. This was just an unreasonable attempt at further discrediting us in his review to make his point.

On top of this, he even complained of us not taking the garbage bag out when he neglected to put it in the instructions you find in the Airbnb listings. We had assumed they had a cleaner that would do it (since we paid cleaning fees and there was no instructions on taking the garbage out) and we didn’t want to put it outside in case there were animals that would get to it, as they only had one compost bin and one recycling bin, no garbage bin. Even though they had no instructions in the listing on this, we did take out the compost and recycling out of courtesy, because they did have bins outside for those.

Extremely disappointed in this company’s unprofessional staff member. I would stay away from any Red Sands managed properties now, and I would not hire them to manage a property of mine. Maybe not all their managers are bad but this one left a bad taste and a permanent stain on our Airbnb profiles.

Do not hire Red Sands Property Management for your vacation property. Our family stayed at an Airbnb they manage near Murray River and they lied about damage we supposedly did without providing any proof or letting us know before leaving a disparaging review. Alex was extremely rude, lied about damage without providing proof, and was not responsive to our messages when critical things were missing from the property. We’ve never been treated so poorly from a host and it’s not surprising they have bad reviews. Take your business elsewhere.

I called Red Sands to look at repairing my deck. They were quick to respond to my request and provided a very reasonable quote. The folks that completed the work were kind, professional and very tidy. I’d call them again.

We rented a chalet in Stanhope through this company. We can't even get clean towels or anything. We haven't even seen a soul, nobody has asked us if everything is satisfactory, do we need anything and the only contact I've had with anyone is through AirB&B. I may be conversing with a bot for all I know. They aren't even getting the trash out to the roadside or taking back the cans that have already been emptied. We arrived on Monday and the same three green garbage cans are still sitting out to the end of the driveway on Friday. What the heck is going on with this company. I wouldn't recommend them to manage anything.
