Due to a great job opportunity I had in downtown Toronto, we decided to sell our home in Vaughan so that I can avoid the horrendous burden (as well as cost) of the daily commuting back and forth.

We were quite worried because the market has shifted from a sellers to a buyers and the home prices have unexpectedly dropped in the last couple of months. We had multiple meetings with Maria and she gave us very useful, easy-to-do, and practical tips on how to increase the value of our house before putting it on the market. In retrospect, her advices were spot on; and with some low-to-medium effort, we made our house much more attractive for our potential buyers.

With Maria's help, we set the asking price and it was sold within a couple of weeks, including all the coordination to close. Simultaneously, Maria found our new home in Toronto and she negotiated a fair market price for us.

The home we bought needed some renovation and relying upon her many years of experience in home improvement and renovation business, she was able to prepare a renovation plan and corresponding budget for us.

All I can say, is that having an agent with thorough knowledge of the market when selling, is critical. However, having an agent who has such in-depth knowledge of home renovation and construction background is even more important, since it is a very rare competence among real estate agents.

There are a good number of agents who can just sell a home but having solid expertise in a home improvement and construction business is a high value and practical skill that we were very lucky to draw on in the case of Maria.

As far as we are concerned, we are certainly not in the market for a new agent; with Maria supporting our future real estate purchases, we are fully covered. Thank you Maria!

Maria Danko is a top notch realtor! Finding her was a huge blessing for us. With the crazy housing market and very unprofessional practices out there, Maria is a breath of fresh air, a reminder of how things should be.

She is determined and really works in your interest. She quickly understood what mattered to us and gave us honest and unambiguous advise on what we could afford, what to look out for, funds we would need at each stage, and of course, her assessment of the properties we viewed. She was not pushy but still very much on top of the game, encouraging us along the way.

We got in contact with Maria after my wife found her on Google. During our first meeting, I must admit that I was a bit skeptical because she sounded too good to be true. But guess what? She did even better than she said! Once we went to view the first two properties, it became clear to us that we could trust Maria to work in our best interest and guide us to the right home. Also, her previous experience in the construction industry was a huge assess especially in the frenzied market where assessments were virtually impossible. I remember us getting excited at one viewing but Maria was quick to point us past the deceptive deco to the real issues with the property. You need an agent like that before ending up buying rubbish and paying a premium for it!

In total, we viewed about 7 properties and made just one offer which fortunately went through (what a huge blessing!). It was a stressful process for us being first-time buyers and Maria's tactical approach was definitely instrumental to our success. She advised us to write a love letter along with our offer (which the seller later confirmed "did it" when they were torn between ours and another offer). She also encouraged us to be present on site on the offer date, which we did. It was rainy, somewhat frustrating (the seller's agent was not as professional and forthright) but ultimately I believe that being there also contributed to us getting the place. That's what an expert like Maria does for you, they guide you on how best to improve your chances.

Maria does not just focus on getting you a home, she looks beyond that. Thanks to her, we were prepared for every step of the process, had the funds ready at the right time and post-purchase, she offered us tips and tricks and access to services that helped us organize our move. And Maria was tough when the seller's side was being sloppy.

One thing to note is that Maria is sensitive to anything that suggest you do not trust her. I believe this because there are many bad eggs in the industry and she does not want to be associated with unprofessionalism. Don't take my word for it, give her a chance and you will not regret it. We didn't!
