The place is filthy, and the a lot of tenants are not clean, as you can see from the pictures. Look for another place to live. MAGIC doesn't happen here, only garbage that happens here. If I could give this building less than one star, I would've, but Google doesn't allow me to do that.

Living in this building comes with its fair share of challenges, so unless you have an unusual affinity for inconveniences, I'd recommend looking elsewhere.

The ongoing construction in this building is truly relentless. Thin walls mean that even the neighbor's dog can be an unwelcome alarm clock, and the construction noise only adds to the early morning symphony. Working from home? It's an exercise in patience as the constant drilling makes it nearly impossible to concentrate. Renovation projects seem to be a permanent fixture here, like the building's version of a revolving door.

The building's age brings its own set of issues. Nearly every week, we experienced water shutdowns lasting hours on end for seemingly random repairs. One particularly memorable evening in the dead of winter, they decided to cut off water, heat, and electricity. It was a chilling experience, and not in the good way.

A leak from the unit above ours turned our living room into a watery nightmare, warping our laminate floor tiles and creating an unpleasant smell that lingered for weeks. It took an astonishingly long month for them to address the issue.

Adding insult to injury, they tried to increase our rent by a whopping 5%, well above the allowable 2.5% annual increase. It's like they're trying to set a new standard for audacity.

As a parting "gift," they tacked on nearly $200 in cleaning fees, nitpicking every speck of dirt left in our apartment. Despite our best efforts to maintain a clean space, this was a first for us.

The silver lining in this experience is the location. It's conveniently situated near bus stops, the ION, and a grocery store, which is a saving grace in an otherwise challenging living situation.

Review

I have been here almost 13 years and can’t think of one good thing to say. I could go on but would only reiterate what every one else says most recently about constant renovations and repairs and the noise that goes with it. All of which started in 2021 when we were all still home. Balcony repair sucks. Mine has dips and puddles when it rain and the lobby / hallway renovations are just paint and a little new hardware.

Not to mention I just got another above guideline rent increase of 5%. Last years above guideline 4.73% hasn’t even been approved yet. Oh then there’s the 4.8% back in 2018 and 4.75% in 2019. All above guideline. Instead of making repairs that justify rent increases, fix the things that need fixing. Like, the plumbing, garage, security. I haven’t had a hot shower in almost 3 months, luke warm at best, lower level of the garage is a swimming pool when it rains, and after 13 years, don’t get me started on safety and security.

If you want an apartment, Kings Tower is the best. I love living there. I love that they’ve renovated many areas like the parking lot, lobby and the balconies. The noise is too much sometimes but that comes with the renovations, and to me the end result justifies the noise. And I love what has been done so far especially the laundry room and lobby.
The management has always been helpful to me, whenever I needed help, and my maintenance requests have been done soon as I made them.

I've been here since 2020, I work from home and I kid you not it's been a nightmare everyday since I moved in here.
Endless construction projects making it impossible to work or study. I'm basically living in a factory.
Water shuts off 4-5 days a month, Weekly requests for suite entrance.
Fire alarms going off at all hours day and night.
Unclean tenants, vandalized elevators, shopping carts left in hallways, I could keep going.
Imagine paying $1500+ a month in rent to be slowly tortured.
But don't worry guys they are building a "safe" community for all of us to be proud of.

I’ve been here for about 4 years and I would agree the noise is a huge problem, especially since I regularly work night shifts and I’m a student. Trying to sleep during the day and doing assignments at home over these years is sometimes impossible with all the renovation projects this building keeps taking on. The only nice thing I’ve enjoyed as of late is the parking garage and that it’s a dog friendly building.

Avoid this building at all costs. I’ve been here for four years and don’t think I’ve received a solid week of uninterrupted noise. Between re construction of the parking lot, parking garage, balcony restoration, lobby renovations and new Mail box installation. I work from home and I am forced to leave my own house to work in a cafe… this building also turns off water once a week for repairs.

2.5 years of living here and not one solid week of peace and quiet without a building repair/reno, water being shut off, or fire alarms going off. If disrupting someone's life constantly is their goal, they would be 5+ stars.
No interested in your canned responses either. Just do better. This is beyond ridiculous at this point.
I will also add that when asked if the security cameras work, I was completely ignored. So I'm assuming they don't. They constantly ignore your requests for answers or improvements.
