I've lived in one of their units (Park Street Manor) for nearly 5 years and only in the last year has it been awful to live here. The new superintendent is very lazy, he does not maintain the building and when asked to take care of an issue he says to take care of it yourself.

The management seems to be okay but every month I seem to be calling about the cleanliness of the hallways and exterior of my building. The previous superintendent Jeff was fantastic! Now there might as well not even be a super because Luke the current superintendent does not do his job and has told me to clean the hallways myself, sorry not my job to do your job buddy.

The Waterford Apartments at Amos & Erb are wonderful little gems. I have been living here for four years and have never been in such a well taken care of building. Evelyn and Reg are kind and hardworking, and any issue is taken care of immediately. The buildings themselves are clean and neat, and the grounds are always mowed or shoveled. Definitely don't want to leave here anytime soon!

Very messy property. They clean the bit of lawn between the buildings, but neglect the rest of the property. Garbage and broken glass stayed untouched for months. Of course they won't let you take your dog out on the small part that they clean, they expect your dog to walk through the garbage.

Very unpleasant talking to them about anything, they can be quite rude. They'll tell you one thing, then go back on it to screw you around later. Of course they only use landlines, so you can never have email or text proof of what they said.

I just moved out of a unit at 12 Rosedale Ave. It was ok while I lived there (getting stuff fixed was sometimes an issue) but after I moved out is when I had the problem. I went in and cleaned the apartment (washed the baseboards, cleaned out the cupboards, cleaned the bathroom, swept and mopped). The superintendent John has the nerve to call me and berate me for not cleaning out the inside of the oven. Honestly, I should have left the entire place a mess if that's how he wants to be. It slipped my mind completely. I hung up on him as he was being rude, and he proceeded to call me back and call me trailer trash!! I phoned the property management company to advise that this is how their employees speak to people. Its rude and unprofessional. I had one complaint against me last August which was totally understandable, there had been no further issues since then. Rent was always paid on time every month. Beware!!!!

Living in the apartments at Amos & Erb has been a great experience. The landlady, Evelyn, is very kind and makes sure that you have everything you need and that any issues are resolved right away, regardless the time. We once had a broken faucet that wouldn't stop running at 11pm in the evening, and Evelyn's husband came over right away to fix it. I highly recommend living here!

I would never rent with them, or ever recommend them to anyone. I am not sure if it's just the Kitchener Waterloo area. My husband and I were going to rent an apartment with them we had everything set up first and last months rent,work references everything that is required. We made an appointment to go sign all the necessary paperwork and then the person who we were supposed to meet with canceled the appointment half an hour before it was to take place to tell us that the apartment had been taken.The lack of professionalism is astounding. An obvious blatant disregard that other peoples time is also valuable. Will never rent with them or look into any apartment complex under their name ever again. Moral of the story is if you Google a company or a place and the Google reviews aren't that great your best bet is to go with the Google reviews on the quality.

I have been living in one of their apartment's for nearly 10 years. Every time you need something from above the superintendent you are treated terribly. I have been wrongly accused on many occasions and spoken down very rudely to without a single apology. Their management is terrible. Helen is out building manager and she is one of the rudest people I have ever spoken to. Terrible service.

Upper management here is awful, We had an unexpected move to another city. While notifying them we would be leaving, LIZ (upper Management) was not professional at all, it took 2 days for me to even get on the phone with her as she kept avoiding my calls, at one point it seemed like they answered an immediately hung up on me. Then to top it all off, my Fiance called LIZ and she LIZ started to yell at my Fiance on the phone which left her in tears. I highly recommend just avoiding this company completely. not professional.. Not worth it.
