Using the House Sigma App to prospect home sales on pricing and location in Niagara Falls, I found the home I wanted in order to move from Milton.

I called the Sales Rep and after driving from Milton an hour to see the house she said I couldn’t come in the front door bc I didn’t have an agent. I could have called a couple friends as my agent but didn’t want the drive back and forth so just called Gavin at Engel & Volkers. Gavin was busy that instant, and when I explained that to the Sales Rep, she magically let me walk thru the house without an agent. As expected from doing my homework, I loved the house and said I’d make an offer.

I let Gavin know immediately and my offer was accepted the next day conditionally with a home inspection.

So, the following three days for me were busy bc I found a great home inspector in Niagara Falls, a great lawyer for Closing, and my Offer was then Firm.

I asked Gavin if he’d be there when I get the key to move in on the day of Closing and he said his “job” was done. This poor review is bc I did 90% of this “job” for his 2% commission but Gavin said he’d courier me a Welcome Gift basket. lol

I Closed August 2024 and just last week bumped into Gavin at our local Costco. I asked if he was there to pickup my Gift Basket. lol

It’s been 7 weeks since Closing and no follow up from Engel & Volkers for there few hours of work and over 12k in commission received. I used New Era Real Estate to sell my Milton Home on a Fixed price and should have used them in Niagara Falls as well.

Oh Well……..Live & Learn.
