Jessie from DOMUS is extremely rude. I’ve always paid my rent on time and been nothing but a respectful tenant, and her demeanour was atrocious over the phone, especially for a “manager.” I’d advise renting with another company who shows respect and values their tenants. DOMUS is after any money they can get!

STAY AWAY. If I could rate this place negative stars I would. As university student, we are not always aware of who is actually looking out for us and who’s trying to make their money and go. Domus is purely here to collect a pay cheque. They do not care whatsoever.
For reference, we stayed at 74 Marshall St
1. During the beginning of our term (September 2023), we had a severe and recurring ant problem within the entire building. Maintenance was sent one time due to another units parents complaining constantly. After that, the ants kept coming back unlike the responses from Domus. The responses are terrible in timing and incredible useless. You have an ant problem and, yet, they ask you meaningless questions across days over email so they can further stall having to pay out for maintenance. This happened multiple times with the ants and we received no help.
2. Despite their late responses, they expect you to respond to their emails instantly and exactly how they wish. If you sign up as a 5 person lease, have fun resigning the lease document atleast 50 times within a week if someone tries to leave the agreement. It’s like they make it difficult on purpose for people to keep paying. Furthermore, it takes everyone to sign to agree on someone exiting the lease, but to decide wether to terminate or continue the lease agreement all it takes is one person from your group to send an email by mistake to have your lease extension terminated! Wooo!!!! Excellent consistency. Be prepared for constant harassment via email as well if someone from your group tries to leave the agreement. They won’t stop asking you until you do it even though they have the same signed documents present from yesterday.
3. They will ACCUSE YOU of stealing their coffee tables? prior to moving out of the unit, they did a “check” where they could not see the office table. This caused me to panic because in what world would this table be gone, leading me to bother someone else during exam season to check where the table is. This resulted in me finding out that the table was there the entire time, but the Domus staff who checked the unit simply opened the door, glanced in really quick, and took a video from an awkward angle.
4. Be prepared to have your deposit used against you. Constant emails changing up where and how to submit deposit return information and then many small clauses that can lead to them pocketing your deposit.
5. The units are all filled with prior damage. Constant paint scratches, water damage in the wall paint and ceiling, busted up floors, dysfunctional air conditioning, and so much more (don’t forget the ants). All of this is just what they will use against you to get you to pay for “damages that you caused”. They will find any way to extort you for money, especially if you are someone who won’t argue or a person of colour.

If I could attach the entire email history in this review I would. This company is so scummy.

This is the sad reality of Domus and their ability to fix problems. These are pictures of my room when I entered my room for the first time in September. The other rooms in my suite were in a similar condition. There was a checklist left on the kitchen counter claiming that a thorough cleaning of everything was done. There was dust and it was overall dirty everywhere. The walls had writing on them and paint missing. Burn marks and other dirt on the carpet as if nobody had vacuumed in a year. Domus tells tenants that each room is cleaned and to bring supplies in to clean on top of that. This room was simply in an unacceptable condition when moving in. I had to spend my own money to rent a carpet cleaner and shampoo which Domus would not compensate for. I had to replace the lightbulb myself since they couldn't do that either. Thanks to their "cleaning" there was food leftover in the fridge and cupboards along with garbage which gave home to the fruit flies that we had to deal with for a significant amount of time. After 1 visit to their office, 3 calls, and multiple emails, I am taking action with this review to warn other potential tenants to not lease with Domus unless you want to get empty promises. This happened in September 2018 and it is now January 2019 with no change on the status of my room. Save yourself and rent with someone better.

If I could leave less than 1 star I would. I rented from them for about two years and it was a complete nightmare. At the start I had a leak in my roof which they refused to fix… after a really bad storm I came home to my kitchen in a pool of water and it took me three hours to get ahold of someone to come fix my roof now that I finally had the "proof" they wanted before doing anything. Then half the building got bed bugs and half the building had to message them about it before they would do a proper extermination on the apartments involved and the laundry room. Not even two weeks later we found out they had roaches and same thing half the building had to call before they did anything. Also had a fire inspection and instead of the guy showing the fire department around knocking on my door before coming in to check my alarms he just walked right in. I will never use them again.

I had a great experience living with Domus last year. My unit had a few minor maintenance issues that were fixed in just a few days. Jenna on the maintenance team helped us with having these repairs taken care of and was always quick to answer our emails and calls.

My group and I worked with Amanda and she was amazing! She answered all of our questions about the building and the lease and replied to emails and texts usually within the hour! Overall great experience with Domus agents so far. Looking forward to living in one of their properties next year!

If I could leave a negative I would. This company was horrible scammers. Turned off the hydro for maintenance and forgot to turn it back on leaving all the food in our apartment to rot. They take no accountability ever for anything. And they will try and charge you for damages caused by previous tenants! MAKE SURE YOU TAKE YOUR OWN TIME STAMPED PICTURES ON ARRIVAL BECAUSE THEY ARE AWFUL!!!!! Never cleaned the windows in the four years I lived with them. Never cleaned the apartments upon move in there was a bloody mattress and reptile aquarium have Ning been used and full of fences etc.

Amanda was great and helped us find a place! She was always very excited, kind and personable. She also was very prompt at responding and able to work in our limited range which we really appreciated! However she promised things would be fixed in our Unit before we moved in and they were not.
Domus, also lied to us about parking availability claiming they had three spots for us only to renege after the contract was signed. My roommates and I have had mixed interactions with their agents some of whom have been very rude although others were nice. There were several pre existing damages in our unit which seem very unreasonable to still be here. We also weren't provided all the keys to the unit or a mailbox key which they failed to note down properly in their system.
