It's been a fantastic experience living here for the past 4 years. Residents are friendly and always ready to lend a hand or share a smile, creating a warm and inviting atmosphere.

The building is well maintained, with common areas always clean and maintenance issues addressed promptly. This reflects the dedication and efficiency of the new property managers, Tatsiana and Alex, who are extremely responsive and always ready to help with any concerns.

The neighborhood is another highlight, offering plenty of amenities nearby, including parks, shops, and restaurants.

A great place to live. I highly recommend 103 Avenue Road. My one-bedroom apartment, which is huge, was painted and cleaned, and any item/feature that needed some modification was addressed very quickly. The hallways and laundry rooms are clean. And the couple who manage the building are warm, personable and on top of everything. I am very happy here.

The building is super well-kept and the building managers are incredibly responsive and kind, they know everyone by name which is nice! The building is also often decorated for seasonal holidays which is really cool and sets a nice atmosphere!!

BAD LOCATION, BAD MAINTENANCE...JUST BAD. NOT WORTH THE PRICE.

Advertised as "luxury" and much higher than market rate but with no amenities, spotty hot water (not available after 9AM), and not a quiet street at all. Little maintenance with paint peeling from ceiling, warped walls, rusty water pipes, only one slow, old, tiny elevator available most of the time. Drag racing with loud sports cars on Avenue Road at all hours of day and night (including 3AM). No easy access to subway and only one expensive grocery store nearby: Whole Foods.

Staff are nice but it's a horrible place; don't let the lobby fool you. Had to move because there wasn't even basic maintenance and not worth the price.
